Cash Purchase Process
If you are a purchaser who does not need financing and can close quickly with your own funds then we are able to offer you substantial discounts on our homes.
Step 1: Search our properties
Red Dot House Management aims to make the experience as easy and worry free as possible. Once you find a property of interest, you may inquire about the property by calling us at (302) 268-9101. One of our associates will answer any questions you might have about the property and will also provide you with an access code to view the property in person.
Step 2: Make an offer
Once you find a home, send us your offer with the Purchase price, deposit and closing date. Most of our properties are sold with quit claim deeds, however, you can elect to purchase the property with title insurance, and close with a title company if you choose.
Step 3: Purchasing and Closings
Once a purchase price is agreed upon, a purchase agreement and wiring instructions will be sent to you within 24 hours. You will need to sign the purchase agreement and return it to us within 48 hours. All closings are done electronically, through fax or email unless they are title closings. Once full payment is received, Red Dot House will immediately instruct our closing department or title company to transfer the deed of the property into your name or entity of your choice. You will receive the original recorded deed directly from the county. Deeds can take a number of weeks before being recorded depending on how backed up the county clerk is, so please be patient!
